We have also provided a link in our free 1031 Tool Kit to the FEA (Federation of Exchange Accommodators) website so that you can find a Qualified Intermediary in your area. FEA is a trade organization representing professionals who perform like kind exchanges under Internal Revenue Code Section 1031. Their roster includes Qualified Intermediaries who have earned certification by passing an exam on 1031 like kind exchanges. The Tool Kit also contains a checklist that will give you an overview of the steps to follow during a 1031 exchange. Note that like-kind properties for a 1031 exchange do not have to belong to the same asset class, nor are properties "swapped" among related parties. Someone who owns farmland in Iowa, for example, may exchange it for an apartment building in Florida. The owner of the apartment building in Florida does not have to take possession of the farmland for the exchange to be valid.
