Deferred 1031 Exchange
A deferred 1031 exchange allows an investor to take the gains from the sale on one property and reinvest it into another property, deferring payment of capital gains tax on the original sale. The money from the sale is held in a trust throughout the course of the exchange, which can take no longer than 180 days to complete. There are other qualifications involving the candidate or replacement properties that an investor chooses to put his money into. If all qualifications are met, and the exchange is carried out successfully, the capital gains tax on the initial sale will be deferred. The 1031 exchange offers a myriad of benefits to investors. It enables them to build capital for future investments, and it opens up a variety of commercial real estate properties including unique opportunities such as tenants in common (TIC) programs. However, even with the deferment of taxes, there are still risks involved with 1031 exchanges. At TM 1031 Exchange, we work with brokers and investors, performing the necessary risk analysis. Based on the investor's criteria, we can help locate an appropriate 1031 property that will move them closer to achieving their financial goals. Our services are free to the investor, but our strategies are always investor-specific. Our property searches are comprehensive, featuring 1031 properties that won't be found elsewhere. We work with brokers, investors, and owners to ensure that parties on both sides of the deal can connect with the right buyer or seller. Get started today with an online property search.
