NET LEASE

Net lease properties are the traditional investment vehicle when steady income and no management obligations are desired. There are several types of net lease investments. The purest form is the triple net leases (NNN), where the tenant pays the taxes and insurance, and also takes care of all repairs and maintenance without involving the owner. Another common form of the net lease properties are called double net lease (NN). These properties require investors to pay for carve outs or named expenses, typically roof and structure.

The predictability of income and potential appreciation are, in a large degree, a function of the credit worthiness of the tenants, the lease terms and the property location. Because most net lease properties are single tenant, understanding the credit worthiness and business model of the tenant needs to be carefully considered and weighed against multi-tenant properties that by their nature have a diversified cash flow. Above all else real estate fundamentals such as supply demand, demographics and difficulty of re-tenanting should be carefully considered.
